Is home watch the same as house sitting?
No. A house sitter lives in the home while the owner travels. A home watch professional visits on a schedule, performs a documented inspection, and leaves — it's a licensed-business service relationship with insurance, reports, and accountability rather than someone staying over.
Do I need a license to start a home watch business?
Most states don't require a specific license for visual home watch checks, but you should form a legal entity, carry general liability insurance (plus E&O and bonding), and avoid drifting into licensed work like home inspection or contracting. What are the scheduling capabilities?
Home Watcher offers smart scheduling features to efficiently plan your visits. You can create recurring visit schedules with flexible date options, pause and resume schedules, and group properties by service areas or zones.
Can I generate reports for my clients?
Yes, Home Watcher enables you to generate professional, detailed PDF reports with photos, notes, and electronic signatures. You can customize report templates and include your company branding.
Does Home Watcher include checklists for visits?
Absolutely! You can perform inspections using in-field digital checklists, mark items with the built-in Pass/Fail/N/A or Yes/No/N/A options (or your own custom answer scale), add notes and photos, and flag issues. You can use standard or create custom checklist templates.
Can I customize my checklist's answer options beyond Pass/Fail?
Yes. Build your own Outcome Sets, 2 to 6 answer options per set, like Good / Monitor / Maintenance Recommended / Professional Attention Required, and assign a set to each checklist item. Each option can require a photo (never, always, or only when it's negative) and auto-flag into an Issue when chosen, enforced online and offline.
Can I import my existing checklist?
Yes. Upload a Word document, Excel or CSV file, PDF, or even a photo of a printed checklist, and our AI converts it into an editable inspection template in seconds, automatically assigning outcome sets to each item. Review it, make any tweaks, and save. It's the fastest way to get set up if you're switching from another tool or a paper process.
Can I manage contracts and get electronic signatures?
Yes, Home Watcher provides dynamic contract templates that auto-fill information, allowing you to preview, sign, and generate professional PDF contracts with electronic signatures directly in the app.
Does Home Watcher offer GPS tracking?
Yes, you can verify visits with GPS timestamps and location data for accountability and peace of mind, ensuring your team is where they need to be, when they need to be there.
How can I manage concierge services?
You can offer and track optional services (e.g., vendor coordination, grocery stocking), logging service fees, instructions, and notes for each task, providing a comprehensive service offering.
Does Home Watcher support team management?
Yes, you can efficiently manage your team with role-based permissions, assigning roles (admin, technician, etc.) with granular access controls. You can invite team members, assign properties/visits, and ensure field teams see only their assigned tasks and data.
Is my data secure with Home Watcher?
Yes, data security is a top priority. Home Watcher is built on enterprise-grade infrastructure with robust security protocols, cloud backup, and encrypted storage to protect your client and property data.

Can invoices be created and sent automatically?
Yes. On top of auto-drafting an invoice every time a visit is completed, properties on the Monthly roll-up billing model can turn on Recurring Billing: a monthly or quarterly schedule with a chosen billing day that drafts the invoice for you every period, and can optionally email it to the client automatically with a payment link attached.
Does HomeWatchTools take a cut of my clients' payments?
No, not on card and not on ACH. Connect your own Stripe account and every payment your client makes goes directly into it. HomeWatchTools never touches the money and never takes a cut or platform fee on either payment method. The only fee is Stripe's own standard processing fee, the same one any Stripe account pays — nothing extra from us. You're always the merchant of record.
Can I pass the card processing fee on to my clients?
Yes, and it is optional. Set a payment fee percentage in Billing Settings and Home Watcher adds it to your invoices as its own clearly labeled line, repeats it in the description on the Stripe checkout page so the client sees it before paying, and folds it into the total and your finance reporting. You can waive the fee on any individual invoice. This is separate from us: HomeWatchTools still takes no cut of your payments, and this setting only recovers what Stripe charges you. Check your local rules before enabling it, since some states and card network agreements limit how card surcharges can be applied.
How do I document a home's condition before I start watching it?
Run an initial property walkthrough. You walk the home once with the owner, photograph each area, and mark anything already damaged or worn as a pre-existing condition. You build that property's inspection checklist while you walk, so future visits use a list made for that specific house, and the owner signs the finished walkthrough. It lands in their client portal as the agreed baseline, kept separate from routine visit history, and it is never billed.
Can my clients pay by bank transfer instead of card?
Yes. Once you've connected Stripe, every invoice's payment link lets your client pay by credit or debit card or by ACH bank transfer, whichever they prefer. Either way, the payment goes straight to your own account.

Do you have an app?
We have an app—it's just not in the app stores. Home Watcher is a Progressive Web App (PWA). On Android and iOS you can install it from our website: open the site in your browser and use "Add to Home Screen" or "Install app" to get a full-screen app experience. Do you charge for training?
Absolutely not. Our goal is to make the app as easy to use as possible for you. We suggest going to our Learning Center to see how easy it is to get started.
Do I need to install anything?
No, Home Watcher is a web-based application. You can access it from any device with an internet connection – no downloads or complicated installations required. Just log in and start working!
Can I use this if I only manage a few homes?
Absolutely! Home Watcher is designed for businesses of all sizes, from solo operators managing a handful of properties to growing companies. Our intuitive interface makes it easy to manage any number of clients efficiently.
How do I send reports to clients?
Once you complete a visit and generate a report, Home Watcher allows you to easily send professional PDF reports directly to your clients via email with just a few clicks. It's all automated and branded with your company's look.
Is there a mobile version?
Yes! Home Watcher is built with a mobile-first design, meaning it works seamlessly on your smartphone or tablet. You can conduct inspections, take photos, and manage your business directly from the field.
Can I cancel anytime?
Yes, you can cancel your subscription at any time. We believe in providing value, not locking you into long-term contracts. Your data can also be exported upon request.
